The global franchise landscape is witnessing a seismic shift toward emerging markets, and few stories capture this momentum better than Primark's aggressive Middle East expansion. The Irish fast-fashion giant is set to open five stores across three new markets in 2026, marking one of the most ambitious retail franchise launches the region has seen in years.

The March to Dubai

The countdown begins on March 26, 2026, when Primark's first Dubai store opens its doors at the iconic Dubai Mall—the world's second-largest shopping destination by total land area. This will be followed by rapid-fire openings at City Center Mirdif in April and Mall of the Emirates in May. But Primark isn't stopping at the UAE border. By year-end, the brand will plant flags in Bahrain City Center and Doha Festival City, Qatar—both virgin territories for the 55-year-old retailer.

"This is just the beginning as we work with Primark to grow the brand," said John Hadden, CEO of franchise partner Alshaya Group, following the wildly successful Kuwait debut in October 2025 that drew thousands during opening weekend.

The Franchise Formula Behind the Growth

What makes these expansions work? Local expertise combined with proven global systems. Alshaya Group, one of the Middle East's most successful retail franchise operators, brings decades of regional knowledge, established supplier relationships, and deep consumer insights that no foreign brand could replicate alone.

For franchise professionals watching these developments, the message is clear: the Middle East and Africa represent the next frontier. With young, tech-savvy populations, rising disposable incomes, and governments actively diversifying economies away from oil dependency through initiatives like Saudi Vision 2030, the fundamentals are exceptionally strong.

The Numbers Tell the Story

The MENA franchise market is projected to exceed $30 billion with annual growth around 30%. Over 60% of Saudi Arabia and UAE populations are under 35—an demographic goldmine for brands that understand digital engagement and experience-driven retail.

For Primark, the expansion supports its ambitious goal of reaching 21 countries and building on its existing portfolio of 475+ stores. For franchise investors and operators, it signals that the world's most successful retail concepts see the region not as an emerging market, but as a primary growth engine.
